Soft washing is the only method we’ll use on rendered, painted, and lightweight-clad Brisbane homes — and for good reason. We apply biodegradable surfactants at low pressure (typically 200–500 PSI) that break down mould, algae, and lichen at a cellular level rather than trying to blast them off with brute force. The difference matters because acrylic render, painted Hardies sheeting, and timber weatherboard all have maximum pressure tolerances that a standard high-pressure gun will exceed in seconds. We’ve been called out to fix plenty of DIY soft wash attempts where someone used the wrong sodium hypochlorite concentration and bleached their window frames or killed a hedge. Getting the chemical mix right for each surface type is where the trade knowledge counts.

What's Included
Our house soft washing service covers all exterior walls, fascias, soffits, eaves, and external window frames from ground level to roofline. We pre-treat heavy mould and algae patches with a targeted application before doing the full soft wash, which gives the surfactant time to work on the worst areas. All electrical fittings, lights, and vents are masked before we start. We rinse all surrounding hard surfaces and garden beds with fresh water after the job. You also get a post-wash inspection — we’ll flag any render cracks, paint issues, or sealant failures we notice while we’re up close to your walls.
Surfaces We Clean
House soft washing is purpose-built for surfaces that can’t handle high pressure. That includes cement render (both traditional sand-and-cement and modern acrylic systems), all painted surfaces, Hardies and BGC fibre cement sheeting, timber weatherboard, chamferboard, and VJ panelling, aluminium and vinyl cladding, Colorbond steel wall panels, and EIFS/EPS rendered systems. We also soft wash heritage-listed properties where surface preservation is critical. Each substrate gets a tailored chemical dilution — what works on acrylic render will damage anodised aluminium if applied at the same strength.
Our Method (Soft Wash / Pressure Wash)
We start with a surface assessment and pre-wet all vegetation and surrounding areas. Heavy organic growth gets a pre-treatment soak with our surfactant blend — sodium hypochlorite based, buffered to a safe concentration for each surface type, with added surfactant to improve dwell time and cleaning action. After the dwell period (typically 10–15 minutes), we rinse from top to bottom using our soft wash system at 200–500 PSI with a wide fan nozzle. Stubborn areas get a second application. The final step is a full freshwater rinse of all walls and surrounding surfaces.
Why Brisbane Properties Need This
Brisbane’s warm, humid climate is a breeding ground for the organic growth that soft washing is designed to eliminate. Black mould and green algae thrive on south-facing rendered walls where moisture lingers and sunlight rarely reaches. The wet season accelerates this growth dramatically — a wall that looked clean in May can be streaked with mould by February. Soft washing doesn’t just remove the visible growth; the surfactant penetrates the substrate and kills spore colonies beneath the surface, which means your walls stay cleaner for longer compared to a pressure wash that only removes what’s visible.

Frequently Asked Questions

What is house soft washing?
House soft washing uses low-pressure water (200–500 PSI) combined with biodegradable surfactant solutions to clean exterior walls without risking surface damage. Unlike pressure washing, the cleaning is done by the chemical, not the force of the water. It’s the industry-standard method for rendered, painted, and fibre cement surfaces across Brisbane homes. The result is a deeper clean that lasts longer because it kills organic growth at the root.
Is soft washing safe for rendered walls?
Yes — house soft washing is the recommended method for both acrylic and cement render. High-pressure washing can crack render, force water behind the coating, and void manufacturer warranties. We keep our pressure under 500 PSI and use surfactant concentrations specifically calibrated for render surfaces. We’ve soft washed thousands of rendered homes across Brisbane without a single damage claim.
How long does a house soft wash take?
A standard single-storey Brisbane home takes 2 to 3 hours including setup, pre-treatment, washing, and rinse. Two-storey homes typically run 3 to 4 hours. Heavily affected properties with thick mould or lichen may take longer because we allow extra dwell time for the surfactant to work properly rather than rushing the process. We’ll give you a time estimate when we quote.
How long does a soft wash last before mould comes back?
In Brisbane’s climate, most homes stay clean for 12 to 18 months after a professional soft wash. Shaded properties or homes surrounded by dense vegetation may see regrowth sooner — around 9 to 12 months. Soft washing lasts longer than pressure washing because the surfactant kills mould spores beneath the surface, not just the visible growth. Regular gutter maintenance also helps by reducing moisture running down your walls.
Can I soft wash my house myself?
You can, but getting the chemical ratios right is where most DIY attempts go wrong. Too strong and you’ll bleach surfaces, damage window seals, and kill plants. Too weak and you’ll wet the mould without killing it, which actually accelerates regrowth. Professional-grade surfactants also aren’t available at Bunnings. For the cost difference and the risk to your home’s finishes, professional house soft washing in Brisbane is worth it.
